Working with us
Are you a registered tax agent?
Yes. Angkor CA Pty Ltd is registered with the Tax Practitioners Board (registration number 25892404).
Where is your office?
Suite 168, 1044A Dandenong Road, Carnegie VIC 3163. We meet by appointment, Monday to Friday, 9 am to 5 pm.
Do you only work with clients in Carnegie?
No. We work with clients across Melbourne, including those with Australian tax matters involving overseas property or family.
Is the first chat free?
Yes. Your first chat is free: 25 minutes, with no obligation to engage us.
Can you take over from my current accountant?
Yes. Once you’ve signed our engagement letter and given us your authority, we contact your previous accountant to request your records and coordinate the handover, including any ATO agent nomination you need to complete.
What software do you work with?
We work with Xero, QuickBooks and MYOB.
Fees
How much do you charge?
Our All You Need packages start from $225 + GST a month ($247.50 incl. GST) for sole traders and from $350 + GST a month ($385 incl. GST) for companies and trusts. New business clients start with a Clarity Check: $500 + GST ($550 incl. GST), which comes off your first-year fees if you go ahead within 60 days. Personal tax returns start from $330 incl. GST. Our Pricing page has the details. ASIC fees, such as a company’s annual review fee, are payable separately where applicable. We agree the scope and our fees with you in writing before work starts.
How do I pay?
Packages are paid monthly by direct debit. Other work up to $3,000 incl. GST is paid when you accept our quote. For larger jobs, half is paid when you accept and the rest before we lodge.
Is your fee tax deductible?
Fees for managing your tax affairs are generally deductible in the income year you incur them, subject to applicable exclusions. Tax advice must be provided by a recognised tax adviser, such as a registered tax agent.
Business
Do you only work with tradies, retailers and professionals?
No. They are our focus, but we work with small businesses of all kinds. Book a free chat and tell us about yours.
When do I need to register for GST?
You must register when your projected GST turnover (this month plus the next 11 months) is $75,000 or more, or when your current GST turnover (this month plus the previous 11 months) reaches $75,000, unless the ATO is satisfied your projected turnover will be lower. GST turnover is worked out under special rules, so it isn’t simply your total sales. Apply within 21 days of becoming required to register. Businesses supplying taxi, limousine or ride-sourcing services must register regardless of turnover.
When are quarterly BAS due?
Generally 28 October for July to September, 28 February for October to December, 28 April for January to March and 28 July for April to June. If we lodge for you, you may get extra time, except for the October to December quarter, which already has a later date. These are general dates. If a date falls on a weekend or public holiday, the next business day applies. Agent extensions depend on eligibility, and we confirm your actual dates.
Do you help with ATO letters and audits?
Yes. We help you understand what the ATO is asking for, gather the information and prepare the response with you.
My books are months behind. Can you help?
Yes. We can bring your books up to date and, once you’ve authorised us and the information we need is available, prepare and lodge overdue BAS within our agreed scope. New business clients start with a Clarity Check: $500 + GST ($550 incl. GST). If you go ahead within 60 days, the full fee comes off the catch-up work.
When should I do tax planning?
Before your financial year ends, ideally a few months before, so there is time to act. If you are about to sell an asset or start a business, talk to us before you sign anything.
Investor
What is negative gearing?
A property is negatively geared when its deductible expenses, including loan interest, are more than the rent it earns. Under the current rules, the net rental loss can generally be offset against your other income, such as your salary. From 1 July 2027, offsetting residential rental losses against other income is generally restricted to qualifying new builds and properties held at 7:30 pm (AEST) on 12 May 2026. A tax loss doesn’t always mean a cash loss, so we look at your cash flow and what happens when you sell.
Do I pay capital gains tax when I sell an investment property?
Generally, a net capital gain is included in your taxable income. Under the current rules, Australian resident individuals who have held the property for at least 12 months can generally reduce the gain by 50% (the CGT discount), subject to eligibility and adjustments for periods of foreign or temporary residency. For gains accruing from 1 July 2027, the reforms generally replace the 50% discount with cost base indexation and introduce a 30% minimum tax on relevant capital gains, subject to transitional rules and exceptions. A property that has only ever been rented out generally doesn’t qualify for the main residence exemption, and foreign residents generally can’t claim that exemption, with limited exceptions. Talk to us before you sign a contract to sell.
I live overseas. Do I need to lodge an Australian tax return?
If you’re a foreign resident for tax purposes and earn rent from an Australian property, you generally need to lodge an Australian tax return to declare that rent. Foreign resident individuals have no tax-free threshold and pay tax at foreign resident rates, but don’t pay the Medicare levy. Your residency depends on your circumstances, so we check it first.
Can you help if I’m buying property in Victoria from overseas?
Yes, subject to the foreign investment rules and current purchase restrictions. From 1 April 2025 to 30 June 2029, foreign persons are generally banned from buying established dwellings in Australia, with limited exceptions. We help with the paperwork and lodgement of foreign investment (FIRB) applications, working with your lawyer, and advise on the tax effect of your purchase structure. Victorian land transfer duty, foreign purchaser additional duty and the absentee owner surcharge on land tax may also apply under separate rules.
How much does it cost?
A personal tax return starts from $330 incl. GST, with rental properties and investments added on. All You Need Investor, which covers your tax return, one rental property and year-round investor support, starts from $82.50 a month incl. GST. Selling an investment property starts from $495 incl. GST. We agree the scope and fee with you in writing before work starts.
Individual
When is my tax return due?
If you lodge it yourself, your tax return is generally due by 31 October, or the next business day if that date falls on a weekend or public holiday. To use our lodgment program as a registered tax agent, engage us before 31 October. Later due dates depend on your circumstances, and overdue returns from earlier years remain overdue and may affect your current due date. We confirm your actual due dates.
What do I need to bring?
Bring details of any income not shown in your income statement, such as bank interest, dividends, rental income and foreign income. Also bring receipts for deductions, your car logbook if you have one, your private health insurance details and, if applicable, your spouse’s income details. We’ll send you a checklist before your appointment.
Can you help if I haven’t lodged for a few years?
Yes. We can prepare and lodge your overdue returns and help you deal with the ATO. It’s usually best to start as soon as possible. Start with a Clarity Check ($385 incl. GST). If you go ahead within 60 days, the full fee comes off the catch-up work. Catch-up returns are quoted after the Clarity Check.
How long do I need to keep my receipts?
Generally 5 years from the due date for lodging your tax return, or from the date you lodge it if that is later. Some records, such as those for depreciating assets and assets subject to capital gains tax, need to be kept longer, and a dispute with the ATO can extend the period.
